Frisco Facilities uses preventative maintenance tasks to sustain the functional and operational capabilities of equipment or systems. The preventative maintenance efforts are aimed at preserving the useful life of equipment and avoiding premature equipment failures, minimizing any impact on operational requirements. In addition to the routine aspects of cleaning, adjusting, lubricating and testing, Frisco Facilities performs inspections to identify impending problems and schedule repairs prior to equipment failure and/or further degradation.
Preventative maintenance is carried out only on those items where a failure would
have expensive or unacceptable consequences example: elevators, fire alarms, electrical
systems, plumbing systems and air condition systems. Many of these items are also
subject to a statutory requirement for inspection and preventive maintenance. The
ideal preventive maintenance program would prevent all equipment failure before
it occurs.

The use of CMMS software in the maintenance industry today is becoming essential since it allows a better control over the operations and provides an accurate overview of the maintenance situation of the facilities.
Frisco Facilities operating with web based CMMS software; all clients will have a username and password with this personalized account users can login to the software from anywhere, With the help of internet connection. Through this account authorized persons can make maintenance requests, view status of the requests, schedule of preventive maintenance, materials used, all works done on each equipment & maintenance history.
Based on this data, customized reports (daily, weekly, monthly and yearly) will
be generated by the software. Analysis and statistics will also be provided. All
these reports are handed to the Client to be considered as basics for future budget
planning.

Corrective maintenance is required when an item has failed or worn out, and to bring it back to working order. Corrective maintenance is carried out on all items where the consequences of failure or wearing out are not significant and the cost of this maintenance is not greater than preventative maintenance. It often leads to downtime in production, and sometime it causes spreading of damage to other parts.
